1. The promise to lease is conditional upon the lessor conducting a verification of the prospective tenants' behaviour and payment habits within seven (7) days following acceptance of the present Promise to Lease. See Clause 9.2 for further details.

2. Short-term rentals and subletting, including but not limited to Airbnb or similar platforms, are strictly prohibited.

3. Smoking tobacco, cannabis or any other substance is prohibited inside the unit and in all common areas. The use of cannabis and cannabis-derived products is strictly prohibited throughout the entire property. The cultivation, processing, production and sale of cannabis and cannabis-derived products, as well as any other natural or synthetic drugs, are prohibited throughout the entire property.

4. The lessees undertake to obtain and maintain, at their own expense, civil liability insurance for the entire duration of the tenancy and to provide a copy of the insurance policy to the broker or lessor prior to occupancy.

5. Animals are not permitted unless expressly authorized by the lessor.

6. The lessee may not change or replace the locks of the unit without the lessor's prior authorization.

7. The lessees shall properly use, operate and safeguard the premises and all appliances, fixtures and equipment located therein.

8. The lessees shall maintain the premises in a clean and sanitary condition throughout the tenancy. Upon termination of the tenancy, the premises shall be returned to the lessor in the same condition as when the lessees first took occupancy, except for ordinary wear and tear.

9. The new tenants shall pay the first rent instalment by electronic funds transfer to RE/MAX du Cartier Inc. prior to the signing of the lease.
