1. The rental offer is conditional upon the LESSOR completing a verification of the tenants' behaviour and payment history within seven (7) days following acceptance of the promise to lease. See clause 9.2 for further details.

2. Short-term rental subletting (Airbnb, Vrbo, etc.) is strictly prohibited.

3. Smoking tobacco, cannabis, or any other substance is prohibited inside the unit and in all common areas. The use, cultivation, transformation, production, or sale of cannabis, cannabis-derived products, or any natural or synthetic drugs is prohibited anywhere on the property.

4. The tenant(s) shall obtain and maintain civil liability insurance throughout the term of the lease and provide proof of insurance to the broker or owner prior to occupancy.

5. Pets are not permitted unless expressly authorized by the owner.

6. The lessee shall not change or replace any lock on the premises without the owner's prior authorization.

7. The lessee shall properly use, operate, maintain, and safeguard the premises, including all appliances and fixtures provided.

8. The lessee shall maintain the premises in a clean and sanitary condition and, upon termination of the lease, return the premises in substantially the same condition as at the commencement of occupancy, subject to normal wear and tear.

9. Prior to signing the lease, the tenant(s) shall pay the first month's rent by electronic transfer to "RE/MAX DU CARTIER INC. IN TRUST".
