1. This Promise to Lease is conditional upon the Landlord completing a satisfactory verification of the prospective tenant's payment history and rental behavior within 7 days following acceptance of this Promise to Lease. See Clause 9.2 for further details.

2. Short-term rentals and subletting are strictly prohibited (including Airbnb and similar platforms).

3. Smoking is prohibited inside the unit and in all common areas. This includes tobacco, cannabis, and any other substance. The consumption of cannabis and cannabis-derived products is strictly prohibited anywhere on the property. The cultivation, processing, production, or sale of cannabis, cannabis-derived products, or any other natural or synthetic drugs is also prohibited anywhere on the property.

4. The tenant(s) agree to obtain and maintain tenant liability insurance at their own expense for the entire term of the lease and to provide proof of insurance to the broker or landlord before taking occupancy.

5. Pets are not permitted unless expressly authorized by the landlord.

6. The tenant agrees to read and comply with the applicable condominium by-laws and regulations, which will be provided prior to or at the signing of the lease. The tenant also agrees to comply with any future rules adopted by the condominium. The tenant shall be responsible for any fines resulting from failure to comply with the condominium regulations.

7. The tenant may not change the locks on the unit.

8. The tenant agrees to properly use, operate, and protect the premises, including all appliances and fixtures provided with the unit.

9. The tenant agrees to keep the premises clean and in good sanitary condition, and at the end of the lease, return the unit to the landlord in substantially the same condition as when possession was first taken, normal wear and tear excepted.

10. The tenant(s) shall pay the first month's rent by electronic funds transfer (e-transfer) to RE/MAX du Cartier Inc. prior to signing the lease.

11. Where applicable, all move-in fees and any move-in damage/security deposits required by the condominium corporation shall be paid by the tenant(s).ble to RE/MAX du Cartier in Trust.
