1. The rental offer is conditional upon the landlord verifying the tenants' behavior and payment habits within 7 days following acceptance of the rental promise.

2. Short-term subletting is strictly prohibited (Airbnb, etc.).

3. Smoking is prohibited inside the unit and in common areas (tobacco, cannabis, or any substance). Consumption, cultivation, production, or sale of cannabis or other drugs on the property is prohibited.

4. Tenants must maintain civil liability insurance at their own expense for the entire lease and provide proof before occupancy.

5. Pets are not allowed unless authorized by the owners.

6. The tenant may not change the unit's locks.

7. Tenants must use, operate, and protect the premises and all appliances/equipment properly.

8. Appliances are provided in working condition but as-is. The landlord is not responsible for maintenance, repair, or replacement. Tenants must repair/replace them if needed and may keep replacements at the end of the lease.

9. Tenants are responsible for snow removal of the parking, driveway, and building entrance, shared with other tenants.

10. Tenants must maintain cleanliness and hygiene and return the unit in the same condition at the end of the lease, except for normal wear.

11. The first rent payment must be made by electronic transfer to RE/MAX du Cartier Inc. before the lease is signed.

12. Any moving fees and moving damage deposits required will be paid by the tenant(s).
