4. Tenants declare that they will undertake and maintain civil insurance of $2,000,000 at their own expense for the duration of the tenancy and provide a copy of the insurance policy to the broker or to the owner prior to occupancy.

5. Animals are not permitted unless authorized by owners.

6. The Lessee is responsible for reading the relevant condo rules, subsequently attached, established by the condo management and agrees to abide by these rules, and all future rules set out by them, upon signing the lease agreement. This implies that the Lessee is liable to pay any fines resulting from his/her failure to observe the condo rules.

7. The Lessee may not change the lock of the unit.

8. Tenants are not allowed to change the paint color of the walls and ceilings; they must remain white.

9. Properly use, operate, and safeguard the premises and all appliances and fixtures within the premises

10. Maintain the premises in clean and sanitary condition, and upon the termination of the tenancy, surrender the premises to the Landlord in the same condition as when Lessee first took occupancy except for ordinary wear and tear

11. The new tenant(s) will pay the first rent installment in the form of an electronic money transfer to the "RE/MAX DU CARTIER inc." prior to the lease signing.

12. If applicable move-in and move-out fee will paid by the tenant(s) $150, and the responsibility deposit fee for moving will be paid by the tenant(s)
